What this tool reads, and what it cannot see.

checkmyhouse.ie asks 18 public Irish databases about one location and puts the answers on one page, ordered by how much each one tends to change a buying decision. Nothing is scraped from listings or estimated; every line links to the record it came from, and you can open that record yourself.

It is not a survey, not a valuation and not legal advice. A surveyor sees the roof, the wiring and the damp; a solicitor reads the title. This page tells you what the state already knows about the ground the house stands on, so you walk in with the right questions.

Sources and thresholds

House or apartment: Eircode address points under one roof, read from the National Broadband Ireland premises map; One Eircode at the roof means a house or a whole building. Several means apartments or a mixed-use block: we say which unit this is, how many share the roof, and which units carry a business name. Apartments get a note about the management company and why a folio map does not apply.
Flood risk: OPW National Flood Maps (CFRAM), floodinfo.ie; River and coastal flood extents for the 1-in-10, 1-in-100/200 and 1-in-1000 year events, current scenario. Red if the point sits inside a 1-in-10, 1-in-100 or 1-in-200 extent; amber for 1-in-1000 only.
Coastal erosion: OPW Irish Coastal Protection Strategy Study (predicted 2050 erosion line) and recorded coastal erosion events; Distance from the point to the modelled 2050 shoreline. Red within 100 m, amber within 500 m; a note if an erosion event was recorded nearby. Covers the soft coast only, not cliffs of hard rock.
Radon: EPA Radon Risk Map of Ireland (2022); Predicted share of homes above 200 Bq/m³ in the 1 km grid square. Red at 1 in 5 or worse (the EPA's High Radon Area), amber at 1 in 10.
Defective blocks and pyrite: Gov.ie Defective Concrete Blocks scheme; Pyrite Remediation Scheme; County-level only. Amber if the county is in the mica scheme (Donegal, Mayo, Clare, Limerick, Sligo); a note for pyrite-infill counties (Dublin, Meath, Kildare, Offaly).
Ground and geology: Geological Survey Ireland: bedrock 100k, Quaternary sediments 50k, landslide susceptibility, karst features, groundwater vulnerability; Subsoil and rock under the point. Amber for peat, landfill, high landslide susceptibility or several karst features within 500 m; a note for made ground, alluvium and estuarine deposits.
Energy rating: SEAI National BER Register; Rating, primary energy, CO₂, floor area and certificate dates for the Eircode. Red for F and G, amber for E, note for D.
Noise: EPA strategic noise maps, Round 3 (2017) agglomerations and Round 4 (2022) national roads and rail; Lden day-evening-night average. Red from 70 dB, amber from 60 dB, note from 55 dB. Local streets and neighbours are not modelled.
Air quality: EPA modelled NO₂ and PM2.5 for Dublin; Annual mean at the point. Amber above the EU limits (40 and 20 µg/m³), note above WHO guidelines. Outside Dublin the model does not exist.
Planning nearby: National Planning Applications dataset (Esri Ireland, all local authorities); Applications within 300 m. Amber if one in the last three years is a scheme of 10+ units or an apartment block; note for open applications; otherwise the count.
Zoning: MyPlan.ie Generalised Zoning Types, current development plans; Zone at the point. Clear for residential; amber for industrial, enterprise, utilities or transport; note for centre and mixed zones or unzoned land.
Property tax: Revenue LPT valuation bands and basic rates 2026 to 2030; Local Adjustment Factors 2026; The band and yearly charge for the asking price you type (or the last registered sale if you do not). The council adjustment is taken from the nearest planning authority.
Sale history: Residential Property Price Register (PSRA), via homeprices.ie; Every registered sale for the Eircode since 2010. Amber for three sales in six years, note for a resale within two years.
Crime and Garda station: An Garda Síochána district boundaries; CSO recorded crime incidents by Garda station (CJA07); Which station covers the address and its recorded incidents by offence group for the last six years. A note if the latest year is 25% above the five-year average or the station is in the top 3% nationally. Station areas differ hugely in size, so raw counts are not a safety score.
Broadband: ComReg Broadband Checker operator data (Open Eir, SIRO, Virgin Media, NBI, Magnet; updated quarterly) and the National Broadband Ireland premises map; Every network at the Eircode with technology, expected peak speed and Available or Planned status. Clear for full fibre; a note for cable or part-fibre under 100 Mb or fibre still planned, with the NBI build stage; amber if no wired operator lists the address. Starlink is mentioned as the nationwide fallback.
Public transport: OpenStreetMap stops (bus, rail, Luas), quarterly extract; Bus stops within 500 m, stations and Luas within 2 km, with walking time. Clear if a bus stop is within 400 m or rail within 1.5 km. OSM misses some rural stops.
Schools: Department of Education school lists 2023/24; Primary schools within 1.5 km and post-primary within 3 km, straight-line distance, with enrolment, ethos, Irish-medium and DEIS flags.
Shops and services: OpenStreetMap amenities, quarterly extract; Supermarkets, shops, pharmacies, GPs, creches, parks, playgrounds, pubs and cafes within 1.5 km. Clear when a shop, pharmacy and green space are all within a kilometre.

Limits worth knowing

Flood mapping exists only where the OPW ran a study. A clear result outside a studied catchment means unmapped, not safe.
Radon is a probability for the grid square, not a measurement of the house. Only a test kit tells you about one home.
Planning descriptions are written by applicants. We flag scale by unit counts and keywords, so read the linked application.
Clicking a map point gives coordinates, not an Eircode, so BER and sale history stay empty until you add one.
